How do you manage renovations for overseas owners?
We manage the project on-site and keep you updated with photos, videos, and progress messages by WhatsApp, email, or your preferred communication channel. We coordinate workers, suppliers, deliveries, and site issues so you do not need to be in Thailand during every stage.
What is the typical timeline for a renovation?
The timeline depends on the size of the project, building rules, material availability, and the final scope. Small works may take a few days, while bathrooms, kitchens, or larger villa and condo renovations can take several weeks or longer. We give an estimated timeline before work starts.
How often will I receive updates on the project?
We usually send updates at key stages of the work and more often when important decisions or site issues come up. For larger projects, we can agree on regular weekly updates with photos.
Do you provide a detailed quotation before work starts?
Yes. We prepare a clear scope and quotation based on the agreed work. Some items may need to remain provisional if walls, floors, plumbing, or hidden construction issues cannot be fully checked before the area is opened.
Can you help with design and material selection?
Yes. We can help with layout ideas, material selection, finishes, and practical design decisions. For more detailed design work, we can also coordinate with trusted design partners.
How do payments work?
Payments are made to Stallion according to the agreed quotation and payment schedule. Larger projects are usually split into stages, depending on the scope and material requirements. We then coordinate subcontractors, suppliers, and site work, giving the owner one main point of contact instead of dealing with multiple workers directly.
Can you help with condo, village, or juristic approvals?
Yes, we can assist with documents, work descriptions, schedules, and communication where approvals are required. The exact process depends on the condo, village, juristic office, or local authority.
What happens if unexpected problems are found during the renovation?
During renovation work, hidden issues such as damaged plumbing, uneven floors, moisture, poor previous workmanship, or structural concerns can sometimes appear after opening walls, floors, or ceilings. If this happens, we explain the issue, document it with photos, and confirm the next step before continuing with that item.
Which languages do you communicate in?
We communicate in English, German, and Thai. This helps international owners understand the process clearly while allowing us to coordinate directly with local workers, suppliers, and juristic offices.
